Booking directly with AO Properties will allow you to save ~8% service fee that is charged by Airbnb, as well as the additional Vermont Tax of 10% because your stay will be more than 30 days.

Additional Charges

Gas to be paid by rental guests (Propane gas will be full at arrival and then meter read last day). Electric to be billed monthly. Firewood to be paid by guests, (we provide the first full truckload). Each additional truckload will be billed at our cost ($500 per truckload) 

One Time Deep Cleaning Fee $800, Any additional weekly, bi-weekly or monthly cleaning will be at our cost $350 

Included Services

This is a pet friendly house. We know pets are a part of the family. There is no pet fee for long term rentals.

Snow plowing and sanding, deck shoveling, garbage removal, weekly hot tub service, high-speed internet and cable.

Long term rentals :

  1. Security Deposit is 10% of total rental cost (Covers Unit Damages, Keys, etc.)

  2. 35% of the 110% due upon signing.

  3. 65% of balance due 60 days later.
